How to use the worksheet

Enter the property and source date first. Complete the columns for delivered cash, recurring obligations, condition evidence, contract and timing, daily routes, functional usability, and resale flexibility. Add the source or document behind each conclusion. When an input is unknown, name the person or authority who can resolve it and the deadline that controls the decision.

Weight the categories before touring. A buyer who prioritizes monthly predictability may weight recurring obligations more heavily. A buyer who needs a specific route, garage, single-story layout, or occupancy date can weight those functional requirements. The worksheet records the buyer’s neutral criteria; it does not identify who should live in a community.

What the worksheet cannot decide

The file does not estimate legal rights, taxes, insurance, financing, physical condition, title, survey matters, school assignments, association interpretation, or construction quality. Use the responsible public authority, current property documents, and qualified professionals. Carrie can help organize the evidence and transaction deadlines but does not replace those specialists.

A numerical total should not hide a critical unknown. Keep a separate stop-and-verify column for issues that could change affordability, insurability, financing, timing, condition, or willingness to proceed. A decision is ready only when the buyer understands the remaining uncertainty and accepts it deliberately.
