The third column describes what the source can support. The fourth prevents a common error: treating one type of evidence as proof of something outside that authority's role.
A source can be authoritative and still be incomplete for the decision. A tax bill does not interpret association covenants. A permit record does not prove present condition. A flood map does not establish insurance price or absence of flooding. A developer roster does not establish inventory or construction quality. Keep each conclusion attached to the record that can actually support it.
Apply property-specific and time-specific checks
Use the exact address and parcel identification whenever possible. Confirm the relevant date, adopted versus proposed status, record version, permit jurisdiction, map panel, policy or quote term, school year, route schedule, and transaction deadline. Save the record or screenshot with its URL and access date, then recheck changing facts before a contract or closing decision.
