Translate the model into the delivered home

Ask for a written list of standard features, included finishes, structural options, design options, lot premiums, incentives, deadlines, deposit terms, change-order rules, estimated completion, warranty process, and items shown in the model that are not included. Keep versioned documents because packages and incentives can change.

Estimate completion costs beyond the builder contract. Window treatments, lighting, appliances, landscaping, fencing, storage, water treatment, outdoor improvements, and utility setup may or may not be included. The correct list is property- and builder-specific. Do not use a generic allowance without verifying current specifications.

Understand recurring obligations

Request current association documents, budgets, fee schedules, and any district or assessment information applicable to the parcel. Ask what can change, when budgets are adopted, which amenities or services are covered, and which exterior obligations remain with the owner.
